    Each lease creates its rent charges: prorated first months, recurring fees and late fees after the grace period, with the rule in plain words. Partial payments, credits and waived fees are handled properly.

Questions

Is there a subscription?

No. RentDesk is a one-time purchase on Etsy. There is no account and no monthly fee.

Who is it for?

Independent landlords and small property managers, from one rental house to around 50 units, including several owners or LLCs. It is for one person running the business, not a team with logins, and there are no tenant or owner portals.

Does it collect rent or connect to my bank?

No. RentDesk keeps the records: you record each payment as it arrives, by cash, check, bank transfer or any other method, and it updates the ledger, the receipt and the reports. It never handles money and never connects to a bank.

Will it do my taxes?

No. It gives you organized records for your accountant: a Schedule E preparation summary per property, reports and a spreadsheet export. It is not tax, legal or financial advice.

Can I bring my spreadsheet?

Yes. Import owners, properties, units, tenants, vendors, leases, payments and expenses from CSV files, each with a template. You see every row before anything is added.

Which devices does it work on?

iPhone, iPad, Android phones and tablets, and Windows, Mac and ChromeOS computers, in the browser or installed like an app. On iPhone and iPad, install it before you enter anything: the Home Screen app keeps its own storage.

Where is my data kept?

On your device. There is no account. Back it up to a file whenever you like and restore it on another device.

Does it work without internet?

Yes. Once opened, RentDesk works offline.

Can I use it on more than one device?

Yes. Link your phone, tablet and computer with a six-digit code and they stay in step. Your data is encrypted on your device before it leaves it, so the server can't read it. Prefer one device? Move to a new one any time with Backup and Restore.
